This is an architectural, under-construction semi-industrial home designed by Bruce Bolander, AIA. Coastal Development Permit, Grading Permit and Building Permits are all current and in good standing. Currently, the following items have been completed: foundation and retaining walls, site drains, block work, site stairs and gravel areas, most structural steel, some rough plumbing, septic tank and seepage pit installed, some electrical, rough grade completed. The home was originally designed to be a 1,200 sq ft, one story, 2 bedroom, 2 bath owners unit with a 720 sq ft 2 story attached 1 bedroom, 1 bath rental unit over a 399 sq ft 2-car attached garage. Additionally, there is approximately 1,000 sq ft of crawl space that could be turned into additional living area as well as 70 sq ft of storage space. However, the home could also be reconfigured as a one story, 1,920 sq ft 3 bedroom, 3 bath home over a 317 sq ft unspecified attached space with its own entrance over the attached garage. The walls will be exposed concrete block to intentionally convey an industrial rawness. The remaining items to be completed are windows and doors, deck surface, flooring, insulation, drywall, roofing, HVAC, HWH, finish carpentry, cabinetry, finish electrical and plumbing, fireplace and chimney, appliances, landscaping and driveway.
