This property is raw, undeveloped acreage located on the south side of Bandy Canyon Road at Old Survey Road in unincorporated San Diego County, CA, just southeast of the City of Escondido. The property includes eight contiguous parcels totaling 9,923,839 SF (227.82 acres) of gross site area. Topography ranges from generally level to rolling and steeply sloping with elevations ranging from 397 feet to 1,260 feet above sea level. The site supports a variety of vegetation communities and habitat types including coastal sage scrub, non-native grassland, chaparral, and southern willow scrub. At one time, the property was proposed as a conservation/mitigation bank, however, to date only 73 acres of the site has been utilized for habitat mitigation purposes. This portion is encumbered with a conservation easement held by the San Dieguito River Park Joint Powers Authority. Deducting the conservation easement acreage from the gross site area equals +/- 154.90 acres of unencumbered land. The property is located within a State and Federal Pre-Approved Mitigation Area of the Multi-Species Conservation Program. Surrounding land uses include: Conservation/open space lands (County Parks and San Dieguito River Park JPA), agricultural fields, wineries and rural homesites.
